Over the past few year, I have been honored to advocate alongside housing professionals, lenders, fellow commissioners, and community leaders for solutions that expand access to homeownership across Tennessee. One of the most important conversations centered around the realities of rising home prices and the growing need to modernize housing assistance guidelines to better reflect today’s market. I am proud to share that THDA recently implemented a significant change that will help more Tennessee families qualify for homeownership programs to help achieve the American dream of homeownership.
Effective May 18, 2026, the maximum purchase price for THDA financing increased from $400,000 to $500,000. This adjustment represents a meaningful step forward in expanding housing accessibility and creating opportunities for more middle-income families throughout our state. Qualified buyers may also receive up to 5% of the loan amount in down payment assistance through THDA’s Great Choice Plus program, subject to program guidelines. This assistance can help cover down payment and closing costs and may be the difference between continuing to rent and finally becoming a homeowner.
Many people are surprised to learn that the income limits are higher than expected. In counties such as Davidson, Williamson, Rutherford, and Wilson, households earning up to $137,760 for one-to-two-person households and $160,720 for households of three or more may qualify. For many Tennessee families, this change creates new possibilities and renewed hope.
