Maximizing the value of your home can be a fairly straightforward process if you follow a few simple guidelines. 


Fix Up the Outside

Now is the time to tackle any repair projects that need to be addressed on the exterior of your home.  Do a thorough walk around your property and evaluate anything that requires washing, patching, painting, and/or sealing.  Consider hiring a professional to check out the areas you can’t access- the roof and the crawl space. 

You only get one chance at a first impression. Create curb appeal by trimming shrubs and hedges, planting flowers, and getting rid of any clutter or cobwebs around the front entrance. Painting the front door a fun, current color can be an hour well spent with your kids and spouse.           


Fix Up the Inside

Now is the time to complete all those fix-it projects that you have been putting off in your home.  Also, fresh paint in a current color is the least expensive way to instantly update the look of your home.  A good realtor can provide paint colors that will work best in your spaces.

And don’t forget the flooring.  Polish and deep clean all the floors, shampoo any carpets, or consider replacing any flooring that are too worn to clean.

Price Properly

A good realtor will run the numbers on your property and present you with a CMA or Comparative Market Analysis.  This will give you a picture of your market and where you home should be price-positioned in the current market.  It is also important to consider both the most likely buyer as well as the competition.  Proper pricing is key to getting top dollar with the least amount of stress in any real estate market.
